Longview Court: Setting A New Quality Benchmark

The Project:

Main contractor services, on behalf of Richmond Housing Partnership (RHP), delivering regeneration of The Sandbanks Resource Centre, a former residential care home sited at 63 Southville Road, Feltham, Middlesex.   

The 1-acre site, which had been vacant for several years, now provides a mix of 52 private, shared ownership and affordable rented properties.  In Longview Court RHP hoped to achieve a high-quality development where residents could thrive, with landscaping,  private lawn garden and amenity areas and an animated facade that sits comfortably within the streetscape.  

Our specialist team helped RHP to achieve their vision thanks to complete turnkey main contractor services and an outstanding internal fit-out.

The Challenge: 

RHP invited us to deliver a new development of residential apartments as part of a flagship £9m regeneration of the derelict Sandbanks Resource Centre.  The brief included 52 units ranging from 1-3 bedroom – 5 to be rented accommodation and 47 shared ownership – all of which must showcase a high specification of contemporary design and meet the aspirations of young professional buyers. 

Because of its derelict state and proximity to old landfill sites, we partnered with specialist waste contractors and constantly monitored ground gas emissions.  Utilising our in-house Roseville design team to turn planning drawings into finalised designs before managing required planning changes throughout the project.   

This resulted in an accelerated 16-week design and waste removal process and assurance that no additional gas release pipes were necessary within the plot.   Our team commenced drainage works in November 2017, just seven months after the land was acquired. 

Progress on the building continued and in January 2020 the project completed.  Our exacting standard has enabled RHP to achieve a far higher finish than is usually expected in shared ownership accommodation, and within weeks 46 of the 52 apartments had already sold.   

The Results: 

Longview Court has achieved critical acclaim, named as a finalist in Social Housing Development of the Year 219 at the prestigious The Bricks Awards.   

Our exemplary project management and internal fit out standard helped us deliver an outstanding residential development for RHP.  A stylish collection of one, two and three-bedroom apartments, set in a great location with Bedfont Lakes Country Park within easy reach and including:     

– Contemporary matt finished kitchens with integrated appliances 

– Modern bathroom suites with complimenting chrome fittings  

– Coordinating ceramic tiling to floor and walls with feature wall 

– En-suites to selected apartments 

– All apartments benefit from either a balcony or terrace
